In a once deserted corner of desert on the borders of California, Nevada, and Arizona where the mail was once delivered by camel, a gambling man built a casino that just grew and grew. I have already been frequenting the beach lately and in every beach I go to, I see that there are always groups of men and women in circles. The men were actually finding watching the game more exciting and interesting than playing it themselves. One of the girls lost a turn and she suddenly untied her top and took it off abruptly. She was game and it seemed as if she didn’t have any qualms about getting naked in front other people watching them play the game. The girls shouted as she threw her top in the air and the men watching couldn’t believe their eyes. It was like Mardi Gras at the beach during the summer. The men were so excited with what happened that they fought over who get to offer the girls some drinks on them. For girls, this is a very good and sure way to hook some guys at the beach.
Of course, not all the girls who play poker at the beach are looking for men to hook up with. Some are just playing poker at the beach for plain fun and relaxation from the city’s hustle and bustle. This is also a great way to unwind and probably one of the best ways to get by a lazy afternoon.
You may try out a corner coffee shop that has a great friend and find a very good spot where you could play a poker game and sip coffee. Maybe you truly don’t have to be a good liar to be a good poker player as they say. Just give your enemies a poker face and they will not figure out if you are holding a good set of cards or not so. When we talk of casino, the very first thing that comes to our minds will be playing cards, cash, casinos and Las Vegas. Those tend to be all true. Also the rules have changed and lenders and mortgage brokers can no longer select the appraiser. Because it was felt sometimes the appraiser was influenced to bring in whatever valuation was needed to put the deal together. First thing is to dig up comps yourself with the help of your real estate agent. After you find recent comparable sales in your area you want to learn if there were any unusual circumstances behind the sales such as a foreclosure, divorce, lots of deferred maintenance etc. Offer this info to the appraiser. Anything that will make their job easier is appreciated and will definitely help you get a more accurate appraisal.
Curb appeal can make a good impression when the appraiser visits. Maybe not a lot but every little bit helps. So treat this situation like an open house and have your house ready as if it were on display.
Don’t be afraid to highlight the special selling points of your property. Be that landscaping, renovations made or upgrades like new windows or deck or patio. Give the list of these to the appraiser involved to insure they don’t miss them. They’re busy. Yours isn’t the only house they are appraising. Any help will be appreciated.
